If we visit and verify a property before advertising it on Birmingham Housing it will show as verified; otherwise we don't guarantee the accuracy of any unverified property listing at Birmingham Housing.
You won't be using birminghamhousing.uk to distribute any illegal, obscene or otherwise harmful material.
You won't impersonate other individuals to create false accounts or listings on the website.
You won't use scripts or any other tools to harvest information from birminghamhousing.uk website.
You won't attempt to send SPAM messages or other forms of unsolicited marketing information to other users.
You won't copy material from birminghamhousing.uk website without asking for our permission.

Listing and offering your properties to let or for sale - will not breach any law, such as the property mortgage or insurance, fire regulations, gas and electrical safety.
You will need the consent from any third party before listing and marketing the property to let or for sale.
If you provide a Landlord Registration Number in any listing, it must be valid.
You must be authorised to use all the photographs, video, floorplan and other media used in your property listings.
Your listed properties must comply with requirements for Energy Performance Certificates (EPCs) for rented or sold properties.
Any listed property at Birmingham Housing must meet all other legally required safety obligations (such as electrical safety and smoke and carbon monoxide alarms).
Your listed properties' windows, doors and gates locks must be secure.

Birmingham Housing provides a local marketplace to match private landlords with the right tenants or buyers from Birmingham . However, we cannot provide any guarantee regarding the integrity and authenticity of the information supplied by property owners.
As a tenant or a buyer, you should satisfy yourself of the accuracy of any and all information and of the integrity of all individuals you are dealing with.
We have no control over, nor accept any responsibility or liability for, any issues that arise from properties or tenancy arrangements that are supplied by property owners.

Birmingham Housing’s property listing is designed for private landlords. By listing your property on Birmingham Housing , you are declaring that you are the landlord and the owner of the property or have the explicit permission of the property owner to let or sell the property.
You fully agree that you indemnify Birmingham Housing for any loss, claims, actions or proceedings that may be brought against Birmingham Housing.
As a private landlord you will be only be charged for services you purchased or using.
As a private landlord you are free to end advertising with Birmingham Housing at any time after placing your advert.

Private landlords should not create multiple listings for the same room or property.
Private landlords must not create dummy listings that do not accurately reflect a property currently available for rent or for sale .
Property listings must not discriminate against any protected characteristic as outlined by the Equalities Act 2010. If an advert includes information which we believe may be in breach of these legal requirements, we reserve the right to edit or remove any relevant sections of the listing.
Private landlords must not include any content that breaches the data protection or privacy legislation.
Private landlords must not include any content that infringes the Intellectual Property Rights of another party.
If we decide to edit or remove a listing or some content, we accept no liability to users in respect of any such decision.

In order to protect all private landlords and tenants using our services, we reserve the right to take down listings if we deem them to be abusing the system. .We do this to prevent spam messages, stop harvesting of advertisers' details, and to encourage all adverts to portray a true representation of the available property.
We reserve the right to remove listings after 3 months have elapsed from the time of publication.
If we have reason to believe a property may not currently be available to rent or for sale , we reserve the right to contact the owner of the listing to confirm if the property is still available.
You agree not to hold Birmingham Housing responsible for any loss you may incur as a result of Birmingham Housing taking any of the actions described in this section.

In normal circumstances, we will endeavour to respond to customer support requests by email in less than 24 hrs.
Telephone calls made to Birmingham Housing may be recorded for training and monitoring purposes.

You expressly understand and agree that Birmingham Housing shall not be liable to you or any third party for any direct, indirect, incidental, special, consequential or exemplary damages of any kind, including, but not limited to, damages for loss of profits, goodwill, use, data or other intangible losses and damages resulting from:
- any document or transaction sent through the service.
- the use or inability to use the service, including errors, interruptions or delays.
- unauthorized access to or alteration of your documents or transmissions.
Birmingham Housing will not be liable to you in contract, or otherwise for any liabilities, damages or losses, whether direct, indirect, consequential, special or otherwise - incurred or suffered by you or any third party in connection with birminghamhousing.uk website, or in connection with the use, inability to use, or results of the use of the website and any websites linked to it and any materials posted on it.
We are not liable for any consequences or loss from your use of birminghamhousing.uk website.
